The First-Time Buyer's Guide to Manteca
Everything you need to buy your first home with confidence.
Who This Guide Is For
This guide is for one person: someone in Manteca who is ready to think seriously about buying their first home and wants to know what the road really looks like. Buying your first home in Manteca can feel like a lot of unknowns at once, and the unknowns are what stop most people. This guide walks through them in order.
I'm Carolyn Cardoza, Broker Associate and REALTOR® with Realty 1 Team. I wrote this the way I'd explain it across a kitchen table, and if anything is unclear, call me.
The Manteca Buying Process, Step by Step
- Pre-approval first. The first thing I ask is whether you've been pre-approved, and with which lender. If you haven't, we start there.
- What you're looking for. We talk about the kind of home you want and how much space you need, so the search fits you.
- Our first meeting. We go over the buyer-broker agreement and how my compensation works. If the seller doesn't cover it, you are responsible for it, and I'd rather you hear that on day one than at the closing table.
- The search and the showings. Once we're set, I start looking for homes and we set up times to see them.
- Making an offer. When you find the one, I ask exactly how much you want to offer and how much you're putting down. I call your lender to go over the numbers and the length of escrow, and I pull the comparable sales to check that the price and the condition line up. Where it makes sense, I ask the seller for a little extra.
- After the seller accepts. We confirm escrow and the escrow company, and I check with your lender that the appraisal is ordered in time.
- Inspections. I ask what inspections you want. A home inspection, a roof inspection, and a pest inspection are typical, and you can add others, as long as they're done inside your contingency time frame. We go over the reports together, and if repairs are worth asking for, we negotiate them.
- The loan and the signing. When your lender says the loan documents have gone to escrow, we set a signing time, and I like to be there. Unless the home is vacant, we do the final walkthrough, and you sign.
- Closing and keys. When the escrow company tells us everything is recorded and we're closed, I meet you at the house, make sure the extra keys and garage door openers are in the kitchen, give you a gift, and then I'm on my way.
Mistakes to Avoid
- Waiting for interest rates to drop. While you wait, you could be missing out on the right home. Rates may come down, and they may not, but the home you want won't wait for you.
- Taking your time with lender paperwork. Your lender will ask for pay stubs, bank statements, and tax returns. The longer you take to hand them over, the longer everything else waits, and it can put your deal at risk.
- Looking before you're pre-approved. You fall in love with a home you may not be approved for. Get pre-approved first, so you know your real number.
- Assuming you can't do it. A lot of first-time buyers think buying is out of reach before anyone has run their numbers. Talk to a lender before you decide.
- Not knowing how your agent is paid. It's a conversation I have at the start, because surprises at the closing table are the worst kind.

Frequently Asked Questions
Do I need to be pre-approved before we start looking?
It's the first thing I ask about. Getting pre-approved first tells you your real number and keeps you from falling in love with a home you can't get.
Who pays my agent when I buy a home?
I explain this at our first meeting, in the buyer-broker agreement. If the seller doesn't pay my compensation as part of the deal, you are responsible for it, so we talk about it before we begin.
What if I'm not sure I'm ready to buy?
Take your time. A conversation costs nothing, and you decide if and when to move. Many people feel better after one talk with a lender and one with me.
