Buying a Home

I start by getting you pre-approved, then help you find the right home, and I explain every step first, including how agent compensation works.

What Buying a Home Means in Manteca and the Central Valley

Buying a home in Manteca means making a handful of big decisions in a row: how much you're approved for, what kind of home fits you, and what to offer when you find it. Each one is manageable on its own. The trouble starts when you face them all at once without knowing the order.

I work with buyers in Manteca and in nearby towns, and I take the unknowns out one step at a time. You can read the whole sequence in my free buyer's guide.

How Carolyn Cardoza Helps Buyers

I'm Carolyn Cardoza, Broker Associate and REALTOR® with Realty 1 Team, and I've helped buyers and sellers across the Central Valley since 2007. I carry a 5.0 rating across my reviews, and my license is CA DRE #00708846.

I'm not a slick salesperson. I answer your questions, I explain every step before it happens, and I tell you honestly what I see in a home. You make the decisions, and I carry them out.

Our Buying Process: What You Get

  1. A conversation about pre-approval and what you're looking for.
  2. A first meeting where I explain the buyer-broker agreement and how my compensation works, so nothing surprises you later.
  3. A home search and showings.
  4. An offer built with you: how much, how much down, a call to your lender, and comparable sales checked for price and condition.
  5. Escrow, the appraisal, and the inspections you choose (home, roof and pest are typical).
  6. The signing, the final walkthrough, closing, and your keys.

Buying Across the Areas We Serve

Frequently Asked Questions

Do I need to be pre-approved before we look?

It's the first thing I ask about. Pre-approval tells you your real number, so you only look at homes you can actually buy.

Who pays my agent when I buy?

I explain this at our first meeting, in the buyer-broker agreement. If the seller doesn't pay my compensation as part of the deal, you are responsible for it, so we talk about it before we begin.

How long does buying a home take?

It depends on your pre-approval, the search, and the escrow period, so I won't promise one number. After we talk, I can tell you what to expect.
