Real estate in Manteca
Carolyn's home base, a fast-growing Central Valley community with agricultural roots.
Living in Manteca
Manteca neighborhoods tell the story of a town that started as farmland and kept growing. The city began as an agricultural community, and working farms and dairies are still part of the picture on its edges, even as new streets and subdivisions have filled in around them.
Inside the city, the housing runs from established subdivisions to age-restricted 55+ communities. Dutra Estates is one of the established neighborhoods, with homes about twenty years old, built in phases, in both single-story and two-story designs. Woodbridge by Del Webb and The Collective are the two 55+ communities. Each has its own clubhouse, and a second Del Webb community is being built a few miles away in Lathrop.

How I Serve Manteca
I'm Carolyn Cardoza, Broker Associate and REALTOR® with Realty 1 Team, and Manteca is home. I've lived here long enough to watch it change, and I've been selling homes in this part of the Central Valley since 2007. I carry a 5.0 rating across my reviews, and my license is CA DRE #00708846.
Every listing I take gets professional photos, video, drone footage, and a 3D Matterport tour, and I walk through your home with you before I suggest a price. If you want to see how I work step by step, read how I sell a home.
Manteca Neighborhoods and Communities
Dutra Estates sits on land bought from Tony Dutra, a Manteca dairyman who owned a lot of land here. The neighborhood has no homeowners association, though it does have CC&Rs, and two parks sit inside it. I know it well enough to tell you what's on the street and what's coming up for sale.
Woodbridge by Del Webb is a 55+ community, and its clubhouse is built around a clock tower at the entrance. It has an HOA and age rules, and buyers come from all around to look at it, some hunting for one particular floor plan.
The Collective is the other 55+ community in town, and its clubhouse looks out over a wide lawn and a flagpole. If you're thinking about moving into either one, I wrote about it on my downsizing in Manteca page.
Manteca Housing and Home Types
Manteca has single-family homes of many ages, from established subdivisions to newer builds, along with the 55+ communities. Market numbers like prices and days on the market change quickly, so I don't print them on a page that stays up for months. Ask me for the current numbers, or request a free home value to see what your own home would sell for today.
If you're buying, I'll start with whether you've been pre-approved and walk you through every step, including how agent compensation works, before we begin. You can read more on my buying a home page, or contact me to talk it through.
