First-Time Buyers
I explain every step in plain English, starting with whether you've been pre-approved, so nothing about buying your first home is a surprise.
What Buying Your First Home Means in Manteca
Most first-time buyers in Manteca tell me the same thing: they don't know what they don't know. They aren't sure about the lender paperwork, the inspections, or what happens after an offer is accepted, and that uncertainty is what keeps people from starting.
My job is to answer every question and explain each step before it happens, so buying your first home feels like a plan and not a leap.
How Carolyn Cardoza Helps First-Time Buyers
I'm Carolyn Cardoza, Broker Associate and REALTOR® with Realty 1 Team, and I've helped buyers and sellers across the Central Valley since 2007. I carry a 5.0 rating across my reviews, and my license is CA DRE #00708846.
With first-time buyers, I go slowly and explain things in plain English. If you want to sleep on a decision, go home and think about it. It's a big one.
Our Process: What You Get
- Pre-approval first. I ask whether you've been pre-approved and with whom, and if not, we start there.
- The paperwork. Your lender will ask for pay stubs, bank statements, and tax returns. The sooner you gather them, the smoother everything goes.
- The agreement. I explain the buyer-broker agreement and how my compensation works at our first meeting.
- The search and the offer. We look at homes, and when you find one, we decide the offer together.
- Inspections, signing, and keys. I walk you through every one, and I'm at your signing.

Frequently Asked Questions
Do I have to put 20 percent down?
I'm not a lender, so the right answer comes from your lender after your pre-approval. I'll point you to one and go over your numbers with you.
What if I'm not sure I can afford a home?
Many first-time buyers feel that way before anyone runs their numbers. A conversation with a lender and one with me costs nothing, and then you'll know.
Should I wait for interest rates to come down?
While you wait, you could miss the right home. Rates may drop, and they may not, so I'd rather you know your options now.
