The Manteca Home Seller's Guide
How I price, prepare, and market a home so it sells.
Who This Guide Is For
This guide is for one person: a homeowner in Manteca who is thinking about selling and wants to know what the road actually looks like. Selling your home in Manteca is a big decision, and most of the stress comes from not knowing what happens next. This guide takes that away.
I'm Carolyn Cardoza, Broker Associate and REALTOR® with Realty 1 Team. I wrote this the way I'd explain it across your kitchen table: the real steps, in order, and the mistakes I see sellers make. If something here is unclear, call me.

The Manteca Selling Process, Step by Step
- The walkthrough and the price. I walk through your home as a buyer would, and I ask about upgrades, the layout, and anything special, like a pool or views. Then I look at homes that sold in your area in the past three months, what is for sale right now, how long homes are taking to sell, and how close they're selling to their asking price.
- Getting the house ready. Declutter, depersonalize, and clean out the closets. I check the baseboards, the front door, and any room painted a bold color. Floors and carpets get cleaned.
- The photos and media. Only after the house is clean do the professional photos, video, drone footage, and 3D Matterport tour happen.
- Going live. Your home goes on the MLS by Wednesday or Thursday, with the sign in the yard and flyers in the flyer box. It's also posted on my Facebook and Instagram pages, with paid ads behind the posts, and sent by email to agents through Zip My Flyer.
- The open house. I hold one the opening weekend and promote it too.
- Offers. You choose whether I present offers as they come in or hold them until a day you pick. I explain every offer with a net sheet and a cover sheet, and I talk to the buyer's agent and check the buyer's lender.
- After you accept. The appraiser visits, and I give them the comps I used. The buyer schedules inspections, and if they ask for repairs you can say yes, say no, or offer a credit at closing.
- Closing. If you need a few days to finish moving out, I ask for them in the contract.

Mistakes to Avoid
- Pricing high and planning to come down. The first two weeks bring the most attention, and a price that's too high spends them. You end up chasing the market down instead of leading it.
- Setting the price by what you need to net. The market sets what a home is worth, not the number you were hoping for. I'll show you the real sales so you can see it for yourself.
- Taking photos before the house is ready. Buyers see your home online first, and those pictures are your first showing. Clean, decluttered, and depersonalized comes before the camera.
- Thinking a sign in the yard is marketing. Pricing right makes a home sellable, but marketing is what sells it, in front of enough buyers to create competition.
- Not leaving time to move. Sorting through years of belongings takes longer than most people expect, and a few extra days after closing can make the move far less stressful if you plan for them in the contract.
How I Help, and Your Next Step
I've sold homes in Manteca and across the Central Valley since 2007, and I carry a 5.0 rating across my reviews. My license is CA DRE #00708846. I'm not a slick salesperson. I listen, I take notes, and if you want to sleep on a decision, I'll wait. You make the decisions, and I carry them out.
Your next step is simple: ask for a free home value, or contact me and tell me where you are. You can also read more about selling your home or living in Manteca.
Frequently Asked Questions
How long does it take to sell a home in Manteca?
It depends on the home, the price, and how much sorting is ahead of you, so I won't give you a number that fits everyone. After we talk, I can tell you what to expect for your home.
Do I have to fix everything before I list?
No. I'll tell you honestly which fixes are worth the money and which aren't. A clean, decluttered house matters most, and I'll ask you to repaint a bold-colored room or a front door that needs it.
What if I'm not sure I'm ready to sell?
Take your time. Go home, think about it, and sleep on it. A conversation costs nothing, and you decide if and when to move.
