What Happens Between Listing and Closing When You Sell a Home in Manteca?

Overview
Short answer: six stages. Get the house ready, list it, review offers, go through escrow, pack, and close. None of them is hard on its own. What makes it feel heavy is not knowing what comes next, so here is the whole road before you start walking it.
I'm Carolyn Cardoza, a Realtor and Broker Associate with Realty 1 Team in Manteca, California. I was raised here, and I've been selling homes here since 2007. This is the order I walk my sellers through, so nothing surprises you later.
1. Getting the house ready
Before anyone sees your home, there's a preparation stretch. It usually means cleaning, decluttering, small repairs, and deciding how the rooms should look. Then comes the photography, the video and the marketing.
If you've lived there a long time, this stage takes the most feeling, not the most work. It's your home, and you're sorting through years of it. Take it slowly. I'd rather you get this right than get it fast. I offer complimentary staging help to my sellers, and we decide together what the house actually needs.
2. Going on the market
Once the house is ready, it goes live. Most buyers see a home online first, so the photos, the video and the price do the first showing for you.
After that, expect showings, maybe an open house, and questions from buyers and their agents. I handle the scheduling and the follow-up. You keep the house tidy when someone is coming, and that's most of your job.
3. Reviewing offers
An offer is more than a price. Each one also has terms, contingencies, a timeline, and a buyer with a particular loan. Two offers at the same price can be very different offers.
When one comes in, I sit down with you and put the numbers in writing: what you'd actually walk away with, what the buyer is asking for, and what I'd do. You can accept it, counter it, or say no. It's your decision, and I'd never push you toward one that isn't right for you.
4. Escrow
Once you accept an offer, you're in escrow. A neutral company holds the money and the paperwork until everyone has done their part. This is where most of the behind-the-scenes work happens:
- The buyer's inspections
- The buyer's appraisal and loan approval
- Your written disclosures about the home. In California, sellers of homes like yours give the buyer a written statement about the property's condition.
- Any repairs or credits you've agreed to
Each of these has a date in the contract. If one slips, the others can move with it. This is the part where sellers feel the most nervous, and it's why I check the calendar with you every few days instead of waiting for a problem.
5. Getting ready to move
While escrow runs, you're packing and lining up your next place. If you're buying again, your timeline has to fit this one. If you need a few extra days in the house after closing, ask early. It's called a rent-back, and it's negotiated like everything else in the contract.
6. Closing
When every condition is met and the money has moved, escrow closes. Ownership transfers to the buyer. Your contract says when you hand over the keys, so you'll know the date well ahead of time.
It rarely goes perfectly. There can be a delay, a question from the lender, or a surprise from an inspection. A surprise you've been warned about is a lot easier than one you haven't.
Frequently asked questions
Do I have to be out of the house by closing?
Usually, yes, unless you've agreed to something else in the contract, like a rent-back. Your contract spells out the day.
What can slow down closing?
Inspections, an appraisal issue, or a delay with the buyer's loan. These are the most common ones.
How long does the whole thing take?
It depends on the house, the price, the buyer and the market. I'll give you a realistic timeline for your home when we talk, not a general number.
Where do you want to start?
